While every home and Resident Agreement is unique, costs are generally structured around three stages:
Understanding the Deferred Management Fee (DMF)
A Deferred Management Fee (DMF) is a fee that may apply when you leave the village. It is not paid when you move in or during your time living here. Instead, it is calculated in accordance with your individual Resident Agreement and is usually based on a percentage of your ingoing contribution, applied over a set period of time.
The exact calculation, timing and maximum amount (if applicable) are clearly set out in your Resident Agreement and Disclosure Statement before you make a decision.
Capital Contribution / Maintenance Contribution
Some Resident Agreements may include a contribution towards capital works, long-term maintenance or refurbishment works when a resident leaves the village. This contribution helps ensure homes are returned in a condition suitable for future residents and supports the long-term upkeep of the village.
If applicable, this amount is calculated in accordance with your Resident Agreement and will be clearly explained in your Disclosure Statement before you sign. Any applicable deductions are subject to the limits set out in relevant legislation and your Resident Agreement including contributions to capital replacement and long-term maintenance funds where applicable.
Preparing the Home for the Next Chapter (Remarketing and Refurbishment Costs)
When a resident leaves, the home is prepared for the next person moving in. This process may include cleaning, maintenance and other works needed to present the home to a consistent standard.
A remarketing fee may also apply. This fee covers the cost of preparing the home for re-licensing, including activities such as marketing, administration, inspections and coordinating any required works. The specific costs and how they are applied depend on your Resident Agreement and are fully disclosed before you enter into the agreement. Any applicable remarketing fees are outlined in, or calculated in accordance with your Resident Agreement.
When is my Exit Entitlement Paid?
Your exit entitlement is the amount payable to you in accordance with your Resident Agreement upon termination of your residency. Payment timing is generally linked to relicensing of the residence, subject to contractual terms and statutory requirements.
Legislation also sets a maximum timeframe within which exit entitlement payments must be made, even if the residence has not been relicensed. Further information is set out in your Resident Agreement and Disclosure Statement.
Boandik maintains insurance arrangements for the buildings and common areas, as outlined in the Resident Agreement. Residents are responsible for arranging contents and personal insurance.
Additional costs you may wish to consider include internet and utilities and optional support or care services, if required.
We offer a small number of lease-based rental homes, subject to availability. Eligibility criteria may apply depending on the specific rental offering.

Yes. Family and friends are welcome to visit and stay with you for short periods.
If guests are intending to stay for an extended period, we ask that you discuss this with our Retirement Living team in advance so we can ensure village policies, safety requirements and resident comfort are maintained.
We understand that pets are an important part of many people’s lives. Requests to keep a pet within the village will be considered on a case-by-case basis, taking into account the type of pet, the suitability of the home and surrounding environment and the comfort and wellbeing of other residents.
As many homes within our villages do not have fully enclosed yards, not all pets or properties may be suitable. Approval from the Retirement Living team is required in accordance with village policies and your Resident Agreement.
Our retirement living communities offer a range of social, recreational and community activities designed to support connection, wellbeing and independent living. Residents are welcome to participate as much or as little as they choose, depending on their interests and lifestyle preferences.

If you are considering a transition to Residential Aged Care, our team can provide information and general support to help you understand the options available to you. Boandik offers Residential Aged Care services in Mount Gambier, with a range of accommodation and care options available depending on individual needs and availability.
Admission to Residential Aged Care is subject to vacancy availability, assessment outcomes, and eligibility requirements through My Aged Care. As a result, we are unable to guarantee placement at a particular location or at a specific time.
Residents remain responsible for completing any required assessments and for all fees and charges associated with their care. Our staff can assist by providing guidance throughout the process and helping residents and families access relevant information and support services.
Boandik values resident feedback and is committed to addressing concerns and complaints in a respectful, fair, and timely manner.
If you have a concern or complaint, you can speak directly with the Manager of Retirement Living or raise the matter through the village feedback and complaint process. Concerns may also be discussed through resident meetings where appropriate.
All complaints are managed in accordance with our internal complaint and dispute resolution procedures, with the aim of working collaboratively toward a reasonable and timely resolution. Residents may also access external dispute resolution pathways where appropriate.
